This project consolidates several parcels and spans over a City Street. A stepped retail podium is broken up to create a fine-grain of detail along the streetscape and to respond to the steeply sloped site. The vertical expression of the hotel is contrasted with the horizontal banding of the tower, and the singular, curvilinear form is generated through the balconies.
This approach simplifies construction and achieves highly livable unit layouts while creating a striking and identifiable form. The project incorporates a publicly accessible dog park in the interior of the block, encouraging activity and providing amenities for the larger community.
This project has been supported by the City of New Westminster’s Advisory Design Panel and is currently in the approval process.
