This project represents a very familiar typology along Vancouver’s arterial streets. A six storey mixed-use building with residential apartments above ground-level retail. The City of Vancouver Guidelines mandated a stepped back upper two floors, and the approach was to clearly differentiate the simple brick base from the light-coloured upper-level volume.
Dark metal plates frame balcony voids and relate to the metal plate canopies of the upper levels. Windows with integrated louvers were used to minimize projections into the brick cladding and maintain a clean façade. Two-level townhouses provide activation along the lane and provide additional family-oriented units at grade.
