
The Hyland is mixed-use rental building located along Kingsway, a diagonal Vancouver arterial street that cuts through the grid of the City and creates a series of flatiron lots. The corner of the building is emphasized with a six-story element that incorporates a soft curve to address the intersection while creating more functional unit layouts. Upper level step-backs were a response to City Guidelines, and are clad with lighter coloured materials to contrast with the darker, warm tones of the brick base.
Away from Kingsway, the site slopes down, allowing for two level townhouses facing the lane and a transition to smaller scale single-family homes to the north. The residential entry is located on the quiet street, away from Kingsway and marked by a colourful mural.
